I need help with the wording of a promotional e-mail for guesthouse that I want to send to guests old and new?

I need to send out an e-mail to new and old guests for a guesthouse I manage. Can you please help with the wording. Als any other ideas to market a guesthouses? Much appreciated, gettin bookings could mean the difference between me keeping or loosing my Job
I need a opening line, dnt knw what to say to grasp their attention.

    I got an idea your gonna hate or love. Find a motel in you area, grab some brochures from the motel – that shows all the stuff you can do when you visit your city/area. Mention some of those fun things to do, river rafting, helicopter rides, scuba diving – what ever your area offers – just mention that stuff in you email. Good Luck!

    Why not market yourself around events in your area? That way you can send several emails over the year. I don’t know where you are but do you have any big concert halls, theatres, open air concerts or such near you who have big names, productions etc? Are there any annual events within easy reach.

    Or do a quarterly newsletter roundup of events in your area in the coming season.

    Offer a reduced rate for return visitors.
    Offer a reduced rate for bookings referrals – send your friend get £€ off your next booking.
